The answer is yes, but you need to do a few things. First, Hiring an experienced agent should be #1 on your to do list!
Hi, I’m Jennifer Jennings with NextHome Realty Solutions BCS. I often have conversations with potential sellers and buyers about the pros and cons of working with agents in any real estate transaction. My two recommendations are:1. Hire someone with experience. Experience agents know how to actually compete in the marketplace and who have consistently outperform the competition in negotiation and sales, isn't that who you want on your side of the table? Number 2 Hire someone with Market Geographic competence! What in the world does that mean? Someone who know the ins and outs of the market you are buying in…just because I have a license, doesn’t mean I am the person for you to hire! I am not a lawyer…my cousin John is. If I were involved in a lawsuit from a vehicle accident-I COULD call John…he is a lawyer…with a license to practice. However, his specialty isn’t personal injury…and I don’t think his corporate law experience would be much help!
It is the same in real estate. Realtors are charged with serving areas they are geographically competent in. I CAN sell a house in Corpus Christi! My license allows it-but i will be no help when we need to look at hurricane insurance-or breakaway structures, or even if you can use the property for a short term rental…because I am not as experienced in that market. The same holds true for our area. An experienced agent like myself, knows what areas allow for Short Term rentals, who can rent houses to students, what building is happening in what areas, where the bike trails are, are we ever getting pickle ball?
Lastly, what about negotiations? Don’t you want an agent that can look at a contract and find any pitfalls to closing? Of course, you would! Little things like the time period to get the loan closed and funded can cost YOU money as a buyer or a seller if the deadline isn’t met. Knowing the time lines for protecting your earnest money–or what the required documents are for a seller to give a buyer may seem small-but could add up to thousands!
